Which are the differences between useful surface and constructed surface?

Useful surface

The useful surface of a house includes the square meters of its interior of that we can step on. Here we also have to take into account the built-in wardrobes, because although we don't step on them we give them a use.

Built surface

On the other hand, the built surface includes all the square meters of the perimeter of the house, both inside and outside it. We are talking about structural elements, such as pillars, facades and interior partitions.

This difference is noticeable especially when you have to make the deeds of the house. The notary and the City Council will require you to know what the built surface is and they will charge you based on it. To you, however, to get an idea of the real size of the property, you will be interested in knowing the useful surface, since it's what you can finally take advantage of.
