What is the minimum value to deed a property?

The property is deed between 6% and 12% of the property's value. Writing below the official value is recurrent and is a problem that many people are unaware of, since it is thought that it is profitable, and that may have repercussions in the future, since if you try to sell your property you will have to pay more capital gains tax.

We can know the minimum value to deed a property by dividing the Coefficient of Variation of the Real Estate Market by the multiplication result of the Coefficient of updating the cadastral value and Coefficient of reference to the market. The formula would look like this:

Variation in the Real Estate market / (Cadastral Value x Reference to the market)

As we can see, it is a very complex and technical process, since there are many factors that have to be taken into account in the acquisition process. In addition, each Autonomous Community establishes its values. At Agenthia we provide you with the best professionals to advise you in any process of buying and selling your home.
