What is the energy certificate?

The energy certificate is a document that shows the energy efficiency of a building and that every person who rents or buys a dwelling must receive from the owner or landlord. In other words, it tells us in advance how much energy consumption the house needs to make it comfortable.

The energy rating of a house is shown through seven letters: from A (most efficient) to G (least efficient). It can also be represented with a range of colors: green (A, B and C), yellow (D) and red (E, F and G).


In addition, it must also be stated if the house needs any reform (windows, facades, roofs) to be totally energy efficient and thus reduce energy consumption and achieve economic savings.


How does it influence the mortgage?

It is not only the savings in the invoices, some banks in Spain and the European Union take into account the energy certificate to determine the interest when contracting a mortgage.

Coming into play the 'Green mortgages' or 'Eco-mortgages', whose interest rates or bonuses change depending on the energy rating of the house: the higher it is (A, B or C), the more discount we could get.


In conclusion, it is always advisable to take into account the recommendations of the certificate and make all the reforms that are possible to save a good pinch on both the bill and the mortgage.
