  • Regularize the apartment: It is not mandatory to sign a public deed, but it is advisable. This is because when doing it privately, we don't have a professional figure to verify the legality of the contract. In this way, notarize it works as proof of the existence of the contract.
  • Tax settlements: The firm of it represents several taxes to the buyer. For new homes these taxes are VAT and the Stamp Duty. In second-hand housing it is limited to the transfer tax. There is a payment period of 30 working days from the date of writing, otherwise you could have a surcharge
  • Register the house in the Registry of the Property: This is a compulsory procedure and it is necessary to proceed when the taxes mentioned above are paid.
  • Change of ownership in the local cadaster: This part is done by filling out a document containing both seller and buyer data. It can be made two months after the purchase.
  • Discharge the basic supplies: The new owner is responsible for all expenses and arrangements arising from the supply service contracting (electricity, water and gas). It is also the new owner the one in charge to take care of changing the name of counters.
  • Pay pending bills: The existence of pending bills can be a problem for the new owner, therefore, it is good to make sure that it doesn't remain anything and even mention it in the contract. If any, it is the former owner who must take charge as long as there is no other agreement.
  • Take out a home insurance policy: It is possible that when taking out a mortgage the bank links a home insurance. If not, we must consider it.

If it comes to a flat, you will also need to talk to the president of the community or maybe with the administration in order to present yourself as a new owner and notify and address for possible communications.
