Is the Energy Certificate mandatory for real estate agencies?

Increasingly, real estate agencies have more inspections to check if they have the energy certificate of the properties they promote. The responsibility falls on the owner, but especially on the real estate. In Spain it is mandatory from June 1, 2013 to be able to rent or sell the property and to others, you are obliged to show it. Even so, each autonomous community establishes the regulations with different nuances.

There is some legal exception when presenting the energy certificate as if the property has the registered use of the warehouse or garage, since it does not consider it parte 'part of a building' '. Nor is it mandatory if it is a newly built open-plan commercial premises. Still, the sanction can be between 300€ to 6.000€, depending on the severity of the infraction.
