Documents you need to place a property for renting

• Energetic certificate: depending on the Spanish autonomous community you are, you must give this document. Once you give this document to the real estate agency, you have to give a copy of it to the tenant. However, there are some exceptions: if it's a vacation renting with a duration no longer than four months a year, or if the property has less than 50 square meter and it's in a isolated area, this energetic certificate will be not necessary.
• Habitability document: it's de document that, as it's name indicates, guarantees that the house has all the necessary conditions to be able to live in it.
• Property document: the owner will have to present their identity document and the property deeds, the document that proves that this person is the real owner of that property. In most of the cases, it will be necessary to give a copy of the last IBI bill and the basic supplies bills.
• Keys: it sounds obvious, but it's very important to remember that the owner must give all the existing houses sets of keys.
