Essential documents for renting
- Energy performance certificate: This is required in most autonomous communities. It must be submitted to both the real estate agency and the future tenant. There are exceptions, such as for properties under 50m² in isolated areas or leases of less than 4 months.
- Certificate of habitability: This document guarantees that the property meets the minimum conditions required for living.
- Property documents: These include the owner's ID, the deed of the property, and in many cases, a copy of the latest property tax receipt (IBI) and utility bills.
- Property deed: A document that proves you are the owner and that the property is registered in the Property Registry.
- Simple note: An official summary of the legal status of the property, including any pending charges.
- Property tax receipt (IBI): The buyer may request the most recent payment, or even the last 5 receipts.
- Outstanding debt certificate (if there's a mortgage): If the property has a mortgage, this document must show the outstanding amount to be paid off.
- Energy performance certificate: This is required in any property sale to inform about its energy consumption.
- Certificate of habitability and community statutes: Required in some autonomous communities. This document ensures that the property meets habitability requirements and complies with the community's rules (if applicable).
