As usual the general outlays, as the communities fees or the home's insurance, belongs to the landlord, as the individual services such as water, electricity, phone, etc., belong to the tenant.

2. Renting by real estate agency

It's recommendable to check if the home is rented by a real estate agency, because in this case, it can bring some benefits, such as security and some useful advices.

3. An affordable home

A basic rule is to not paying more than the 35% of your earnings. If you can't afford it or you think you might have some kind of problem to pay your home, try to look for a cheaper home or think about sharing your home.

4. Have in mind the deposit

The tenant must know that the home's deposit should never be higher than the equivalent to three-month rents. It's essential keep the bill of all payments.

5. Visit the home in person

It's important to have seen, at least one time, the home before renting it. You must not give money or sign the contract before checking the home' state, the location, the number of rooms, etc.

6. Always choose a contract of renting + inventory

It's essential to keep a contract's copy that has the landlord' signature in all the pages. The inventory describes all that is in the house. It must be dated and signed in all the pages, and it's better if it has photographs. When you leave this home, this document will make clear if something is missing or if something has been broken (and the landlord will detract the reparation from your deposit).
